MPM is a privately owned property management company that has been in business for over 40 years. It is looking for a Highly Motivated, Organized, and Energetic Residential Property Manager to join its team and oversee 52 multi-family units with the possiblity of growth in Downtown San Jose. Maintenance, construction and/or project management experience is a plus and the position can expand with these added skills.
Job Summary
The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the multi-family properties. Reports to the Director of Property Management.
General Accountabilities
Demonstrate ability to understand financial goals, operate assets in owners’ best interest in accordance with Policies & Procedures Manual.
Direct and coordinate the activities of site level operations, maintenance, administration, and improvement of properties.
Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects.
Inspect grounds, facilities, and equipment routinely to determine repair or maintenance needs.
Act as a liaison between site staff, tenants, and management.
Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
Maintain accurate records of all property transactions and submit on a timely basis (i.e, rent rolls, delinquency reports, move-in/move-outs, etc.)
Generate necessary legal action, documents and process in accordance with State and Company guidelines.
Work with Corporate to utilize marketing strategies to secure prospective residents ensuring property is rented to fullest capacity.
Meet with prospective tenants to show properties, explain terms of occupancy, and provide additional information.
Ensure that A/P invoices are submitted timely to the corporate office for payment, handle petty cash and all funds.
Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
Review and approve time cards through time and attendance portal.
