Job Description:
The Development Associate will be responsible for repositioning certain Multifamily Communities, including re-syndication/rehabilitation. Responsibilities:
- Upon identification of an acquisition or redevelopment opportunity, you will help analyze highest and best use through research and analysis including market summary, financial model, market comps, rents and operating expenses.
- Assist with entitlement, approvals and the permit process.
- Assist in preparing development/construction budgets, timelines, schedules etc.
- Assist in preparing investment memorandums.
- Assist with financing, including working with lenders, completing check-list items, gathering due diligence information, offering memos.
- Assist with asset management/repositioning including refinancing, financial restructuring, and conversion of affordable housing to market rate
- Assist with capital improvement, financial workout including purchasing of existing debt at discount and or sale, and bankruptcy
- Assist in the selection and performance of project design, construction, marketing, sales and/or leasing, and management teams.
- Coordinate internal meetings with legal, construction, marketing, consultants and development staff to establish and monitor all timetables and assignments.
- Meeting and coordination with various State, Federal, and local government agencies
- Participate in asset management including reviewing monthly financials and providing detail explanations for variances.
Requirements and Qualifications:
- Low Income Housing Tax Credit Application in State of Kansas, Georgia or Florida in last 5 years.
- Experience with re-syndication/rehabilitation of Affordable Multifamily Communities with TE Bond or LIHTC.
- Bachelor’s degree in a related field, such as construction management, engineering, architecture, finance or real estate development, required.
- Two to Three years minimum work experience, South Florida (or Florida) experience preferred.
- Ability to read construction documents.
- Attention to details and ability to execute and balance multiple projects with minimal supervision.
- Strong business aptitude and common sense. Ability to prioritize and execute to achieve desired company and project goals with prudence and sense of urgency.
- Collaborative approach and respectful relationship style with colleagues, partners, and vendors.
- Excellent communication and organizational skills. Ability to make presentations to executive team and groups.
- High degree of problem spotting and resolution ability.
- Strong relevant computer skills in Word, Excel, PowerPoint, Project, Yardi.
- Willingness to travel.
