Overview
We are seeking a dedicated and skilled Apartment Maintenance Technician to join our team. This role requires performing a variety of maintenance tasks, including basic electrical and plumbing repairs, carpentry, and general upkeep of the property. The ideal candidate will ensure timely and professional service delivery while adhering to safety standards and company policies. This is a roving position in the Seattle area.
Qualifications
- Must have a reliable vehicle, valid driver’s license, and proof of insurance.
- Must have at least 2 years of property maintenance experience.
- High school diploma or equivalent. Trade school education or related certifications are a plus.
- Excellent time management skills and the ability to prioritize tasks effectively.
- Ability to read, understand, and complete work orders digitally (we use AppFolio).
- Abide by maintenance procedures, company policies, and equipment manuals.
Responsibilities
- Respond promptly and professionally to resident work orders, staff requests, and maintenance concerns in AppFolio.
- Perform general electrical tasks including testing of outlets, changing light bulbs, resetting breakers and GFCIs, replacing cover plates, etc.
- Assist with light plumbing tasks such as clearing stoppages, replacing fittings, and addressing minor leaks.
- Conduct carpentry work, such as adjusting doors, freeing windows, and performing interior and exterior painting.
- Replace and repair various items, including screens, garbage disposals, fixtures, appliances, blinds, and locks.
- Support apartment move-in and move-out inspections and collaborate with the Maintenance Supervisor, Property Manager, or onsite managers during vacant apartment inspections.
- Complete the unit turnover process for vacant apartments as directed, ensuring readiness for new residents.
- Maintain knowledge of water and gas meter shut-offs, apartment fixture shut-offs, and sewer clean-outs.
- Keep accurate records of work orders, tasks completed, purchase orders, and scheduled maintenance.
- Keep accurate time tracking records, through a mobile app (clocking in and out daily).
- Report maintenance or resident-related concerns to the manager in a timely manner.
- Conduct periodic inspections of building exteriors and common areas, performing necessary repairs and janitorial duties.
- Ensure that storage areas and entrances are securely locked and maintain proper lighting in all areas.
- Attend and participate in regular maintenance meetings as required.
- Comply with all OSHA (Occupational Safety and Health Act) standards and company safety procedures.
- Ensure effective and professional communication with residents, contractors, and the property management team regarding all maintenance services.
- Perform other duties as assigned.
