Position Title: Marketing Director
Position Summary
The Marketing Director is responsible for developing, implementing, and managing Berkeley Building Co.'s marketing strategy, brand presence, community promotion, and lead generation efforts. This role works closely with leadership, sales, design, and construction teams to ensure consistent messaging, effective marketing campaigns, and an exceptional customer experience throughout the homebuying journey.
The ideal candidate is creative, highly organized, relationship-focused, and capable of balancing strategic planning with day-to-day execution.
Key Responsibilities
Brand Management
- Protect and strengthen the Berkeley Building Co. brand across all platforms.
- Ensure consistency in messaging, visual identity, and customer-facing materials.
- Develop and maintain company marketing standards and guidelines.
- Coordinate photography, videography, and branding assets for communities, homes, and events.
Marketing Strategy & Execution
- Develop annual marketing plans and budgets.
- Create and execute campaigns supporting:
- New community launches
- Inventory home sales
- Custom home opportunities
- Model home openings
- Special promotions and events
- Track campaign performance and recommend improvements based on results.
Digital Marketing
- Oversee website content, updates, and search engine optimization.
- Coordinate social media strategy and content calendars.
- Manage digital advertising campaigns including:
- Google Ads
- Meta/Facebook
- Instagram
- YouTube
- Retargeting campaigns
- Monitor analytics and lead conversion metrics.
Sales & Community Support
- Partner with the sales team to develop marketing materials for communities and available homes.
- Coordinate community signage, model home marketing, and collateral materials.
- Support realtor outreach and broker events.
- Assist with grand openings, model tours, and customer events.
Content Development
- Create and manage marketing content including:
- Social media posts
- Email campaigns
- Blog content
- Press releases
- Community highlights
- Company announcements
- Coordinate professional photography and video production.
Public Relations & Community Engagement
- Manage relationships with media outlets, industry organizations, and community partners.
- Support Berkeley's involvement in:
- St. Jude Dream Home Giveaway
- Workforce Development initiatives
- Community events and charitable programs
- Identify opportunities to increase brand visibility and community engagement.
Vendor & Budget Management
- Manage relationships with marketing vendors, photographers, designers, advertising agencies, and media partners.
- Negotiate contracts and monitor marketing expenditures.
- Track marketing budgets and return on investment.
Leadership Responsibilities (Director Level)
- Lead and mentor marketing team members and outside consultants.
- Establish annual marketing goals and KPIs.
- Participate in leadership meetings and strategic planning sessions.
- Provide regular reporting to executive leadership.
- Collaborate with Sales, Design, Construction, Land Acquisition, and Finance departments.

Qualifications
Required
- Bachelor's degree in Marketing, Communications, Business, or related field.
- 3+ years marketing experience (Marketing Specialist).
- 5+ years marketing experience with leadership responsibilities (Marketing Director).
- Strong written and verbal communication skills.
- Experience managing multiple projects simultaneously.
- Proficiency with CRM and marketing platforms.
Preferred
- New home construction, real estate, development, or related industry experience.
- Experience managing HubSpot CRM, Marketing Hub, and reporting dashboards.
- Experience building automated workflows, email campaigns, lead nurturing sequences, and marketing analytics.
- Understanding of lead attribution, conversion tracking, and CRM best practices.
- Digital advertising experience.
