This position assists project management to expedite the delivery of materials, estimates and processes change orders, prepares monthly pay requests and shop drawings. Requires a minimum of 5+ years of experience in construction industry, and must be capable of leading a $65M project.

Duties and Responsibilities:
Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
Assists Project Manager with implementation and enforcement of HPM and project specific safety plans
Participates in weekly site safety inspections, documents identified issues and reports results
Manages the maintenance of record documents such as testing and inspections, progress photographs, etc.
Assists Project Superintendent with walk‐through inspections
Attends weekly coordination meetings as required
Attends training in HPM scheduling technique and philosophy
Manages the development and monitoring of project schedules
Prepares monthly schedule updates and reports for contract compliance
Coordinates and tracks, and ensures that project schedule includes, all activities relative to:
Subcontractor and supplier buyout
Submittals, shop drawings, and approvals
Delivery of materials and mobilization of subcontractors
Leads the management of project-selected project management software (e.g., Procore, RMS, etc.)
Prepares and submits owner pay applications on a monthly basis
Ensures as‐built documentation is maintained on site
Attends/Leads and maintains meeting minutes of regular OAC meetings
Manages permitting and occupancy certificate processes
Manages the document control process to ensure everyone is building from the correct set of documents and information
Manages the process of preparing, tracking, and distributing RFIs, submittals, and transmittals as required
Tracks all project and project document revisions and maintains revision control logs
Receives, researches, organizes, submits, tracks, and ensures timely resolution of Requests for Information for all trades and suppliers
Ensures distribution of RFI responses and change documents to all affected trades and team members
Is responsible for the complete submittal and shop drawing process, including:
Organizing, scheduling, submitting, and tracking
Performing or obtaining thorough internal review of all submittals and shop drawings before submittal to the architect for approval
Ensuring timely review and return, including resubmittal if necessary, to facilitate timely production, delivery, and/or installation of work
Distribution of approved documents to all affected trades
Manages the project closeout process including:
Sets up and manages the Buildr site for the project
Organizes and manages the document collection and assembly portion of project closeout including as‐built drawings and specifications, project and contract document revisions, O&M manuals, warranties, RFI’s and other required items
Ensures timely delivery and documented receipt of closeout documents as well as required extra material and spare parts
Ensures timely scheduling, execution, and documentation of owner training
Establishes the process for collection and analysis of cost data required to monitor project budgets and progress
Establishes goals for low cost operations
Reviews cost coding activities for all contract expenditures
Manages quantity tracking system
Prepares monthly cost report and forecast for review with Project Manager
Recognizes risks to cost and schedule and communicates those risks timely
Leads project cost/production meetings
Creates cash flow projections as part of month end process
Creates purchase orders and drafts sub/vendor contracts for review by Project Manager
Ensures that materials are ordered, received and inspected for contract compliance prior to incorporation
Approves subcontractor and vendor pay applications
Manages procurement log
Manages procurement responsibilities as established for specific projects
Reads and is familiar with all construction and contract documents, and changes, including:
Owner contract agreement and general conditions
Plans, project manual, all specifications, and geotechnical reports
Subcontracts and material contracts
Recognizes issues that are changes to the contract, notifies the Project Manager of these changes, and is able to track costs, facilitate resolution, and/or procure compensation for these changes
Leads the documenting and tracking of change events in Procore
Prices changes for the Owner
Processes owner and subcontractor change order requests and change orders
Ensures that all changes are evaluated for their impact on the project schedule and costs
Understands and facilitates resolution for issues that are changes to the contract
Performs and incorporates Time Impact Analysis as required
Teaches principles of subcontract writing and negotiation, and prepares complex subcontracts for execution
Develops processes and ensures timely delivery, the coordination and tracking of:
Subcontractor and supplier buyout
Submittals, shop drawings, and approvals
Delivery of materials and mobilization of subcontractors
Processes owner and subcontractor change order requests and change orders with sophistication including: negotiating changes to successful resolution; mitigating subcontractor requests for changes in a fair manner; and pricing and negotiating change orders to ensure compliance and covers all costs.
Leads subcontractor and supplier scope analysis and meetings

Preferred Qualifications:
OSHA 30 certification
USACE CQM certification
Undergraduate degree in construction management, construction engineering, or a related degree; or comparable work experience
At least 5+ years of experience in commercial, civil, and/or federal construction industry
OSHA 10 certification
Must be a US citizen due to federal contractor requirements in order to obtain top security clearance.
Must be over the age of 18 to apply.
A valid driver's license and satisfactory driving record is required, as per company standards.
