+ Project Manager
The Project Manager is responsible for guiding and leading the entire project, in collaboration with the Project Superintendent. This role encompasses the complete execution and management of the project’s operations and administration. It involves establishing and preserving enduring relationships with clients, design teams, and subcontractors. All tasks are carried out in alignment with Sun Construction’s strategy, vision, and values.
+ Essential Job Functions
· Maintain positive relationships with clients to promote future opportunities.
· Contribute to defining and refining the scope of a project in a design assist or design build role demonstrating our full potential and value.
· Contribute to proposal development and “get work” process – generally limited to developing preliminary schedule, project plans, and interviewing for projects the PM will be assigned to, if awarded.
· Contribute to constructability and value engineering activities.
· Contribute to generating interest in projects through current/past experience with trade partners and vendors or site-specific knowledge.
· Be a critical thinker, make tough decisions timely.
· Maintain strict adherence to safety, service, quality, and company ethics standards.
· Perform periodic inspections of active project site(s), minimum weekly. Includes safety, quality, and progress.
· Communicate and coordinate with the owner, architects, consultants, owner's contractors, sub-contractors as needed to support the project team.
· Project specific duties
o Serve in the primary leadership capacity of the project.
o Conduct/lead Owner/Architect/Contractor (O.A.C.) meetings, typically held weekly. Clearly and confidently communicate the following in support of the project objectives.

o Project level planning
o Master schedule development, updating, and management.
o Execute/oversee project buyout.
o Develop and review change order pricing.
o Resource identification and requests.
o Support the Superintendent with resources and accountability to 3-week schedules, daily logs, JSA’s, JHA’s, PTP’s, etc.
o Ensure support staff (PE/Coordinator) tasks and expectations (RFI’s, submittals, log’s, etc.) are well communicated and completed in accordance with the project objectives and timelines. Support and influence as required.
o Monitor the job progress, review risk and manage exposure, review planned activities with the Superintendent with an expectation to drive schedule safely and efficiently.
o Ensure close out documents (permits, O&M, warranties, etc.) are finalized, distributed, and archived.
· Project cost accounting duties
o Manage the actual costs against the project budget.
o Develop and issue subcontracts, purchase orders, and change orders.
o Keep the project contract aligned with approved change orders, including change orders to subcontractors and vendors.
o Provide client with accruals and/or cash flow forecasts, as required.
o Review/approve invoices and receipts.
o Review/approve monthly billings.

§ Ensure approved change orders have their respective costs included in the cost at completion.
§ Manage gain/fade on profitability.
§ Report anticipated or actual cost challenges immediately upon discovery.

Job Type: Full-time
Pay: $90,000.00 - $130,000.00 per year
