About the Opportunity
MiddleTown Properties is seeking a motivated and detail-oriented Property Management Intern to join our team. This structured 14-week internship provides hands-on experience across all areas of property management — from leasing and maintenance coordination to inspections, turnovers, and resident relations.
Interns will work closely with senior property managers and the COO, gaining real-world experience and professional development in the field of residential property management.
Program Overview
Weeks 1–3: Orientation & Observation
- Introduction to company portfolio, policies, and property management operations
- Shadow inspections and learn standard reporting procedures
- Deliverable: Inspection findings report to COO
Weeks 4–5: Work Order Review & Documentation
- Learn to review and prioritize maintenance work orders
- Communicate with vendors and tenants under supervision
- Deliverable: Weekly work order report & documentation checklist
Weeks 5–7: Unit Turnover Basics
- Assist with turnover inspections, staging, and marketing preparation
- Deliverable: Completed turnover checklist & marketing photos
Weeks 7–8: Exterior & Property Presentation
- Inspect exterior areas for curb appeal and safety
- Coordinate maintenance and presentation improvements
- Deliverable: Weekly property audit & improvement plan
Weeks 9–10: Leasing Fundamentals
- Shadow leasing appointments and applications
- Assist in preparing lease documents and renewals
- Deliverable: Mock lease package & weekly leasing activity summary
Weeks 11–12: Hands-On Leasing & Work Order Integration
- Lead property tours under supervision
- Manage select work orders and assist with renewals
- Deliverable: Successful supervised lease signing & updated work order log
Weeks 13–14: Independent Turnovers & Leasing
- Oversee full unit turnovers and communicate directly with tenants
- Deliverable: Turnover completion report & tenant interaction log
Week 15–16: Property Management Integration & Evaluation
- Manage a small portfolio independently with oversight
- Prepare a final evaluation and portfolio report
- Deliverable: Final evaluation summary & portfolio handoff checklist
Ideal Candidate
- Currently pursuing or recently graduated with a degree in Business, Real Estate, or Property Management (preferred)
- Strong organizational and communication skills
- Detail-oriented with a proactive, hands-on approach
- Able to work independently and in a team setting
- Proficient in Microsoft Office (Word, Excel, Outlook)
