Position Summary:
The Real Estate Sales Specialist is a versatile, sales-driven role that carries a deal from the point an acquisitions lead is handed off all the way through closing. You will pitch and secure seller agreements across our exit strategies (investment and retail listing), take contracts to signature, market and sell deals to our buyer network, manage sellers through the transaction, and list retail properties on the market. This is a hands-on, field-and-office position for someone who is equally comfortable on the phone, at a kitchen table, and coordinating the moving parts of a pending contract.
Experience (preferred or required):
- High School diploma and/or Associate's degree
- Previous sales, inside sales, or call center experience in a sales environment is preferred
- A successful and proven sales history is preferred
- Real estate license preferred (or willingness to obtain one); required to handle retail listing activities — we will help the right candidate get licensed
- Prior real estate, wholesaling, or investment experience is a strong plus
- Self-motivation and drive required
- Strong working knowledge of Google Workspace and MS Office including Word, Excel, Outlook, and PowerPoint
Essential Duties and Responsibilities:
Acquisitions
- Take handoffs from the Acquisitions team and pitch the right exit strategy — investment or retail listing
- Follow up on and respond to all sales leads in our CRM to move deals forward and increase conversions
- Conduct in-person appointments with sellers when necessary
- Get purchase and listing contracts signed
- Push wholesale leads back to Acquisitions to re-offer when appropriate
- Build rapport with sellers, overcome objections, and negotiate win/win solutions for both parties
Dispositions
- Market wholesale deals off-market to our buyer network
- Cultivate and grow relationships with wholesale (cash) buyers to grow our buyers list
- List our investments on-market
- Manage sellers throughout the process — keeping them updated on process and timelines
- Coordinate access for inspections, walkthroughs, and photos
- Coordinate showings for both wholesale buyers and retail buyers
- Solve problems on pending contracts — assisting tenants with finding new housing, coordinating clean-outs, and coordinating repairs
- Negotiate with wholesale buyers and retail agents to keep deals on track to close
Retail Listings
- Perform all traditional real estate agent activities — pricing, listing, marketing, showing, and negotiating retail properties on-market
- Represent sellers professionally and manage the listing through to closing
General
- Use the CRM daily to manage and update the pipeline of prospects and active deals in a timely manner
- Act as lead contact for sellers and communicate efficiently and effectively with all parties involved
- Quickly learn the real estate industry and our real estate-specific systems and technologies
- Keep up with local market knowledge to answer client questions and maintain our marketplace position
- Attend business meetings and trainings as required
- Perform other administrative tasks and special projects as assigned

- Negative pre-employment drug screen and ability to pass a criminal background check
- Good attendance record; local travel as required
Compensation:
Base salary plus commission. Total compensation is performance-based.
Pay: $50,000.00 - $100,000.00 per year
