Description
A property management company based in Minneapolis is seeking a Property Accountant/Business Manager for a luxury apartment building in the downtown Minneapolis area.
POSITION SUMMARY
Responsible for property accounting.
ESSENTIAL FUNCTIONS:
· Maintain all property lease files and reports.
· Responsible for the collection and deposit of all rents, security deposits and any additional income generated by the property.
· Handle delinquent accounts promptly.
· Maintains resident demographic information.
· Oversee and adhere to all appropriate company accounting directives, including, but not limited to:
a. Accounts payable for assigned accounts
b. Special accounting items
c. Yardi posting procedures
d. Yardi month end reports
e. Weekly occupancy reports
f. Marketing Reports
g. Resident invoices
h. Renewals
· Prepare the Unit Availability Report – daily.
· Enter ACH/EFT and process credit card payments.
· Prepare a delinquency report 2-3 times a month.
· Generate Corporate invoices.
· Generate Contract Parking invoices.
· Review and Post monthly resident changes to the Tenant Ledgers.
· Help maintain Vendor information, such as contracts and Certificates of Insurance.
· Help monitor and maintain the “Fob” access system.
· Update and monitor the use of Storage Lockers.
· Facilitate the distribution of building “Fobs”.
· Facilitate the distribution of Parking Stickers and assign parking spaces.
· Distribute and track vehicle and bicycle permits.
· Assist in the compilation of the Payroll time cards.
· Monitor and Train leasing personnel with required paperwork.
· Help file lease documents.
· Manage move-ins and move-outs in Yardi.
· Process security deposit dispositions.
· Responsible for generating monthly resident invoices.
· Insure outstanding debts are sent to collection in a timely manner
· Work with residents in establishing good communications.
· Enter meter readings and calculate charges to resident accounts.
· Manage Housekeeping and Carpet Cleaning schedules.
· Order items for the Resident Continental Breakfast.
· Certificate of Rent Paid tax forms completed annually.
· Responsible for petty cash management.
· Insure compliance with Fine Associates policies and procedures.
· Fulfill other duties as may be assigned by the Controller/Property Manager and/or Assistant manager.

Responsibilities include rent deposits, rent collections, weekly and monthly occupancy reports, accounts payables, payroll, move-ins, move-outs, management of community and resident policies and other duties as assigned.
