Owens Roofing, Inc. (ORI), is seeking highly motivated and goal-oriented Commercial Roofing Project Managers to join our growing team. Owens Roofing, Inc. provides a full range of roofing services, including re-roofs, new construction, metal fabrication and installation, and 24/7 service. ORI started in 1986 and has grown gradually throughout the years. We are based in Smithfield, NC and service all of North Carolina, South Carolina, Virginia, Tennessee, Georgia and West Virginia.

The Project Manager is responsible for scheduling, operating and managing projects from cradle to grave. The Project Manager ensures that all associated work is performed in a timely and cost-effective manner, in accordance with applicable plans and specifications, company policies and procedures along with sound roofing practices. The Project Manager reports to the President.

Minimum Qualifications

• Education: HS / G.E.D Required | Bachelor's preferred.
• Must speak English, Spanish is a plus. Effective communication is a must.
• Proficient / Advanced mathematical and computer skills relative to work. Microsoft Outlook, Word, Excel, and scheduling.
• At least 10+ years of commercial roofing experience with extensive knowledge of products and installation procedures.
• OSHA-30, First Aid/CPR certifications
• Driver's license is required.
• Must not be afraid of heights.

Duties & Responsibilities

• Understand the contract to ensure the Company’s responsibilities and scope of work.
• Review schedule, mobilization, set-up, and safety for each project.
• Ensure no project fails during all phases of construction. No lost project time or money due to poor planning, negligence, and/or oversight.
• Visit jobsites as needed to ensure compliance and satisfactory production and quality.
• Ensure routine manufacturer inspections are scheduled in accordance with project specifications.
• Maintain accountability for personnel and equipment amongst projects.
• Meet with estimating team to help evaluate and support scheduling and potential projects during the bidding process.
• Meet with team members completing submittals to help determine method, means, and best system for installation during the submittal process.
• Complete, review, and approve shop drawings and submittals – make recommendations for changes if necessary and stay on schedule.
• Review executed contract, contract documents, and all information required and flag all discrepancies.
• Ensure that the project/Superintendent job file has been prepared and job is coordinated and reviewed with the crew before work begins.
• Ensure warranties have been applied for, projects registered w/ manufacturer, work permits applied/pulled, and project contracts are in place, and have been fully executed before any materials are released or work is performed on-site.
• Coordinate work schedule with building owner representative and subcontractors and inform PM / Superintendent of all changes in the schedule.
• Maintain job site records, daily reports, delay requests, weekly updates, and weather reports as required.
• Monitor job progress – provide input to assist with production and monitoring job costs and schedule. Facilitate profitable projects.
• Provide support to Superintendent as required for materials, schedule, and cost information.
• Prepare estimates for change orders and provide information / support to estimators for major change orders. Gather quotes and back-up documentation.
• Maintain a change order log and keep Office Administrator informed of all pending approved change orders for AR.
• Prepare RFI to General Contractors and owners as needed and keep log- in new construction and private work.
• Cost Control – projection of final costs expected for each job prior to monthly “jobs in progress” meeting with Accounting (we will get there in future).
• Assume full responsibility for total project preparation, execution, and close-out.
• Responsible for purchase orders, requisitions, consolidated delivery forms and equipment request forms
• Responsible to request and track manufacturer warranties.
• Coordinate equipment repairs when needed.
• Ensure timely final punch-list completion through periodic quality control.

Knowledge, Skills, & Abilities

• Full comprehension and extensive knowledge of various roofing systems, including but not limited to: TPO, PVC, EPDM, Modified Bitumen, Built-Up, Roof Coatings, Steep Slope / Shingles, and Metal.
• Full comprehension of fabrication and installation of various sheet metal items, including but not limited to coping, gravel stops, cleats, trim and flashings, fascia, drip edge, custom gutters, downspouts, and metal decking.
• Knowledge of safety techniques and procedures. OSHA-30 mandatory.
• 10+ years of commercial roofing experience.
• Ability to work independently and supervise / lead trainees / assistants to meet the quality and cost goals.
• Attention to detail, ability to prioritize tasks and meet deadlines.
• Maintain effective communication and comprehension skills. Exceptional organization and writing skills.
• Knowledge of administrative and clerical procedures and systems such as word processing, managing files and records, transcription, and other office procedures and terminology.
• Ability to train and supervise personnel as needed.
• Ability to organize, plan, and execute work assignments.
• Ability to read shop drawings and comprehend project requirements.
• Knowledge of how to account cost, handle, and install various roofing systems including their accessories, with an emphasis on low slope roofing systems.
• Knowledge of how to account costs, handle, and fabricate/install various sheet metal items, including but not limited to gutters, flashing, downspouts, scuppers, etc.
• Approve fabrication packages prior to delivery on site for installation.
• Operate and train team members on how to operate heavy machinery, up to and including forklifts, gutter machines, power drills, aluminum bending machines, stationary and portable pan breaks, pipe rollers, grinders, vices and the like.
• Knowledge of how to install counter flashing, coping, fascia, gutters, miters, downspouts, roof curbs, flat lock, and thru-wall flashing.
• Knowledge of how to install crickets, chimney flashing, curbs, and how to make seaming and horizontal and vertical soldering.

Pay: $75,000.00 - $120,000.00 per year
