Sales & Leasing Agent (Manufactured Housing)
Schedule: part-time; Tuesday-Saturday 10 AM-4 PM| Compensation: Hourly + leasing/occupancy bonuses (DOE) | Reports to: Community Manager
About the Role
We’re seeking a friendly, results-driven Sales & Leasing Agent to drive occupancy and deliver a welcoming experience for prospects and residents. You’ll own the leasing funnel end-to-end—lead response, tours, applications, compliant leasing, and smooth move-ins—while supporting organized, professional office operations.
What You’ll Do
Leasing & Sales
· Respond to leads quickly; nurture, schedule, and conduct engaging tours.
· Guide applicants through screenings, verifications, approvals/denials in full Fair Housing compliance.
· Prepare leases, collect move-in funds, coordinate keys/utilities, and deliver welcome packets.
· Keep model homes and available units show-ready; coordinate make-readies and move-in timelines.
· Host open houses and targeted occupancy events.
Marketing & Lead Generation
· Post/refresh listings and social content; track performance and A/B test photos/headlines.
· Create simple flyers/signage; maintain current availability sheets and photos/video.
· Maintain a daily lead tracking journal; check application status 2–3x/day and document follow-ups.
Resident Experience
· Provide professional front-desk service; answer phones, greet visitors, schedule appointments.
· Support renewals, transfers, and basic account questions; escalate complex issues as needed.
Office & Admin Support
· Accurate data entry and file management for applications, leases, and compliance items.
· Handle notices, accept payments, and prepare deposits; keep the office organized and stocked.
· Complete assigned tasks/projects on time; prepare simple traffic/conversion/occupancy reports.
· (Front-office duties reflect our Assistant Manager & Office Coordinator processes so operations are consistent.)
What You Bring
· 1–3 years in leasing/property management, retail sales, or hospitality (manufactured housing a plus).
· Clear, confident communicator—phone, text, and in-person—with strong writing skills.
· Tech-savvy with CRM/PM software (e.g., AppFolio/ResMan/Yardi) and Google Workspace/MS Office.
· Organized multitasker who stays calm under pressure, follows directions, and meets deadlines.
· Working knowledge of Fair Housing (company training provided).
· Valid driver’s license & reliable transportation; ability to place signage and tour homes (stairs/steps).
· Willingness to work occasional evenings/weekends for tours and open houses.
· Able to pass background check and drug screening.

· Lead response time & follow-up cadence
· Tour-to-application and application-to-lease conversion
· Move-ins per month, days-on-market, and progress toward occupancy/AVP goals
· File accuracy/completeness and on-time reporting
· Prospect/resident feedback
