Head Property Manager — Perch Real Estate

About Perch Real Estate
Perch Real Estate is a full-service, all-services brokerage based in the Denver metro area, handling both residential real estate sales and property management. On the property management side, we manage a portfolio of single-family and small multifamily rentals for local owners, and we're entering an active growth phase — expanding our managed portfolio and building out our team. This is a ground-floor opportunity to help shape a growing company, not just manage an existing book of business.
The Role
We're looking for a licensed real estate professional to take the lead on our property management operations while also playing a key role in growing our client base. This is a hybrid role: part operator, part business developer.
You will:
- Serve as the primary point of contact for owner clients, overseeing day-to-day management of our residential portfolio (tenant relations, maintenance coordination, lease administration, compliance, and owner reporting)
- Hold an active Colorado real estate license and hang it with our brokerage as part of this role
- Take ownership of growing our managed portfolio — identifying, pursuing, and onboarding new owner clients
- Help refine our onboarding processes, systems, and vendor relationships as we scale
- Ensure full compliance with Colorado landlord-tenant law and local building codes across our portfolio
- Represent Perch Real Estate in the local investor and landlord community (networking, referral relationships, local associations)
What We're Looking For
- Active Colorado real estate license (or ability to obtain one quickly) — required
- 3+ years of residential property management experience, ideally starting as a leasing agent and growing into full-cycle management — this background tends to produce the strongest combination of operational know-how and client trust
- Experience with property management software; familiarity with tools like Buildium, Property Meld, Jotform, or Tenant Turner is a plus
- A track record of building genuine referral relationships and bringing in new business — not just a sales background, but someone who understands the property management side well enough to advise owners honestly
- Strong communicator who can build trust with owners and tenants alike
- Comfortable wearing multiple hats — this role blends hands-on management with business development
- Self-motivated and growth-oriented — you'll have real input into how we scale
- NARPM designation (RMP or working toward it) a plus, though not required
- Familiarity with Colorado landlord-tenant law and compliance requirements preferred
Compensation
Competitive base salary plus performance-based incentives tied to portfolio growth and results. With bonuses factored in, total first-year earning potential is roughly $70,000–$80,000, growing toward $85,000–$95,000+ in year two as the portfolio expands — full details discussed during the interview process. Mileage reimbursement provided for business-related travel (property visits, inspections, client meetings).
