Job Overview

We are seeking a strategic and results-driven Director of Marketing & Leasing to lead marketing initiatives and leasing performance across a diverse portfolio of multifamily communities in North Central Texas. The ideal candidate has deep expertise in multifamily housing, a passion for brand building, and a proven track record of driving occupancy, lead generation, and resident retention through innovative marketing and leasing strategies.

Responsibilities

Marketing Strategy & Execution:

• Develop and execute comprehensive marketing strategies to maximize lead generation, brand visibility, and occupancy across the portfolio.
• Lead marketing strategy and execution for all new developments, from concept and pre-leasing through full stabilization.
• Serve as the primary marketing partner to Development and Design teams, collaborating closely on project positioning, naming, identity, signage, and visual brand development.
• Manage digital marketing platforms (ILS listings, social media, property websites, reputation management tools).
• Collaborate with property managers and regional teams to ensure consistent brand messaging and high-quality marketing execution at the property level.
• Oversee marketing budgets and ensure cost-effective use of resources.

Leasing Oversight:

• Analyze leasing performance across the portfolio; implement strategies to drive traffic, increase conversions, and reduce vacancy loss.
• Provide training and guidance to on-site leasing teams to ensure sales excellence and compliance with Fair Housing regulations.
• Monitor market trends, competitor performance, and economic drivers to inform pricing and positioning strategies.

Team Leadership & Cross-Functional Collaboration:

• Partner with development team, construction team, operations, revenue management, and ownership to align marketing and leasing strategies with broader business goals.
• Lead onboarding and continuing education for leasing consultants and marketing staff.
• Conduct site visits regularly to evaluate leasing processes, signage, curb appeal, and marketing compliance.

Performance & Reporting:

• Generate and analyze weekly/monthly leasing and traffic reports to assess effectiveness and adjust strategy.
• Present marketing and leasing updates to executive leadership and ownership partners as needed.
• Track ROI on marketing spend and campaign performance.

Qualifications:

• Bachelor’s degree in Marketing, Business Administration, Real Estate, or a related field. Or have 8-10+ years of progressive experience in real estate marketing, with a focus on new development, lease-ups, or brand launches.
• Minimum 5–7 years of multifamily marketing and leasing experience; portfolio-level or regional marketing experience strongly preferred.
• Strong understanding of multifamily leasing KPIs, digital marketing channels, and CRM/lead management systems.
• Proficiency with property management software (e.g., Yardi, RealPage), CRM platforms, and ILS syndication tools.
• Excellent leadership, communication, and project management skills.
• Knowledge of the North Central Texas multifamily market is highly desirable.
• Ability to travel regularly within the region.

Preferred Skills:

• Experience with lease-ups and value-add renovation marketing.
• Google Analytics, SEO/SEM, and paid advertising knowledge.
• Creative eye for branding, signage, and resident engagement.

Pay: $70,000.00 - $95,000.00 per year
