The Assistant Property Manager is the property's frontline brand ambassador, responsible for converting prospective residents into signed leases through exceptional sales skills and outstanding customer service. This role drives occupancy by managing the leasing process from initial inquiry through move-in while supporting resident retention and renewal efforts.

Key Responsibilities

• Respond promptly to all leasing inquiries via phone, email, walk-in, and online leads.
• Conduct compelling property tours, showcasing units and amenities in alignment with the property's value proposition.
• Guide prospects through the application process, including screening criteria and required documentation.
• Process rental applications, run background and credit checks, and communicate decisions per Fair Housing guidelines.
• Prepare and execute lease agreements, addenda, and move-in documentation accurately.
• Follow up with all prospects and maintain an active pipeline in the CRM / property management system.
• Achieve monthly and quarterly leasing goals (e.g., applications, signed leases, occupancy targets).
• Assist with lease renewals by proactively engaging current residents ahead of lease expirations.
• Maintain accurate and up-to-date availability, pricing, and marketing information across all platforms (ILS, website, social media).
• Coordinate move-in inspections and ensure units are rent-ready before resident arrival.
• Participate in community outreach, referral programs, and local marketing initiatives.
• Prepare weekly leasing activity reports for the Property Manager.
• Plan and host resident events to build community and attract prospective tenants.
• Conduct outreach through in-person visits and digital channels (e.g., LinkedIn, social platforms) to generate leads.
• Perform competitive market research, including property shopping and pricing analysis of comparable properties.
• Perform other duties as assigned to support the team and organizational goals.
• Participate in seasonal projects (e.g., winterization, summer prep, lease-up pushes) and special projects as they arise from time to time.
• With reasonable advance notice, cross-coverage between properties may be required to support business continuity and team needs.

Qualifications & Requirements

• High school diploma or equivalent required.
• 1–3 years of leasing, sales, or customer service experience; residential leasing experience strongly preferred.
• Proficiency in property management software and CRM tools.
• Strong sales instincts with the ability to overcome objections and close.
• Excellent written and verbal communication skills.
• Knowledge of Fair Housing laws required.
• Flexibility to work weekends as required by leasing traffic.

• National Apartment Leasing Professional (NALP)
• Fair Housing Compliance Certificate
• Certified Leasing Specialist (CLS)
• Real Estate Salesperson License
