Pros

Avalonbay in its prime was great. You definitely felt like you were apart a whole. Your managers truly cared about you and your well being. If you’re looking at this company vs a more traditional property management company it definitely has its benefits with having different departments who ideally would work cohesively to making the company run and function as a whole.

Cons

NEIGHBORHOODS!! Avalon struggles to hire and keep people. Why is that? Well because we have gotten away from actually caring about the people who are making things happen. Instead it feels like you’re more of a number instead of a person. So in order to combat the high turnover, Avalon has resorted to what they call neighborhooding. Long story short you’re doing more work for less pay and we’re going to spread out your responsibilities over multiple communities. It’s too much and is running people off. Why do all this work for pennies on the dollar when I can go find another company who’s going to pay me around the same to do less work. So what happens when someone doesn’t do their job? You now have to take on the responsibility of 4 people instead of 1 whole still trying to manage your community and responsibilities. Oh and now you have to make sure that your maintenance counterparts are on board too because if not, good luck getting anything done. It’s a never ending uphill battle that’s not going to change until the thinking changes. When the leaders of AVB sit back and look at what the problems are and take a true assessment and then act on it, only then will things start to change.
