Pros

-Company culture -Good Connections overall

Cons

-On-site teams are "forgotten" in a way, there is a big discrepancy between working for HQ and being onsite, onsite employees rarely get to see any reward for doing their job well enough to make HQ happy.

Pros

I would say paycheck, but even that is questionable now

Cons

Cardinal doesn't care about paying the bills. the property I work at has a vacant apartment without power, and the utility company refuses to turn on the power because the balance owed is too high. this has been going on for months now. the phone lines to the maintenance shop and emergency call system for the fire alarm and pool deck phone are shut off every month for non payment. our primary emergency response contractor nearly filed a 140,000 lien against the property. this same contractor is now owed over 50,000 and will no longer respond without half down up front. on top of this, cardinal took the money that ownership approved for us for major repairs, and gave it to another property they manage. on top of all of this, employee direct deposits are now coming in delayed. we are short staffed because cardinal will not offer a reasonable wage for the positions that need to be filled. we have 2 maintenance team members to take care of over 600 residents, but corporate wants the supervisor to sit in hour long meetings several times a week leaving me alone to deal with the property. I sat in on a few of the meetings, and its just an hour or more of listening to some guy say"uhh, uhh uhm uhh um" and people tell stories about their childhood. its all a waste of time. cardinal refuses to use any parts supplier that is not hd supply because hd supply gives cardinal a kickback at the end of the year. I currently have 30 plus workorders that I cant do anything with because hd still hasnt delivered my parts after 6 weeks backorder. a local vendor has a plethora of parts on the shelf, but we cant set them up as a vendor because cardinal doesnt get their precious kick back. cardinal's solution to this problem is to tell us to order parts 6 months ahead of time, but every time we try to place an order we are told we cant order that much. how am I supposed to do my job with no parts? the only reason I am still in my current position is because it is still legal to fire people for being gay in michigan, and I know my current supervisor wont do that to me

The challenge of being a third-party manager is that we don't always get to dictate the order of priorities. But the more important challenge as a third-party manager is that anyone who is affected by those decisions is at best protected from them and at least made to understand the reasoning behind them. Unfortunately from your review, it sounds like neither has happened. Know though that your voice has been heard and someone here sees you for the value you bring to work with you each day. Pros

They have a very competitive benefits package, I’ll be honest. Not only that, but they do have very innovative and streamlined software to utilize in order to meet their very (unrealistically) high expectations.

Cons

I was hired by Cardinal Group as they had taken over my property. The company that I had originally worked under was not as tight-knit and was a lot more personable, so I found out very quickly that while yes, they’re a good corporate style company, it is not going to make a person happy unless they’re committed to fully dive into their work. I was very happy with my previous company, and the only reason why my property did not do well was the fallout from COVID-19. The college my property was located near was a not-so-popular university. Honestly, with the amount of deadlines this company had for hourly rate employees, it is ironic that they worry so much about overtime the way that they do. In my experience in student housing, it is a very dramatic industry and requires a lot of personable communication in order for onsite members to actively engage with their younger residents. This company operates in a way to where they feel like numbers since you have to look at spreadsheets and reports throughout your day. The thing also, is that they crave minuscule details in, very literally, everything that you do. This again, is why you don’t see a lot of creative types succeed in their Leasing and Marketing positions. How they treat their reports and deadlines with employees is very micro. They notice every minuscule detail, and honestly, it’s annoying. They very much make it competitive and will have your short-comings shared to every cell team in a weekly email. This, paired with the constant “constructive” criticism with no acknowledgement to accomplishments that aren’t a deadline or number. This company is truly deadline oriented, and is not personal by any means. Even the responses in the reviews seem empty and they take it as an opportunity to make you feel like they are more inspiring and more wise than you. If you want an all around smooth corporate experience, then this is for you. If you are someone who likes excitement along creative expression and then paired with lasting personal relationships with your HQ team, then this is not for you.
