Pros

Lots of flexibility, if you have good bosses you learn pretty quick, the likemindedness of everyone chasing the same goal. Very fun job if you can deal with all the downsides

Cons

You get a salary but it’s a draw for 50k for the first year so that eventually become an indentured servitude. The institutional deal cycle is too long if you’re looking for stability now. You have no benefits or any protections because you’re a 1099 employee. If your boss is having a bad day they can literally fire you for no reason and then give you a week to pay back the 40-50 you still owe. Also it’s a commission based business so the senior brokers who hire you will lie and promise you things so you can littlerally work for them on a loan for 1-3 years until money materializes

Pros

With a clear career ladder, can move up according to performance. Everything is documented. Lots of VL and SL. Monthly communication allowance & other allowances. Travel expenses covered during site viewings. Capable of work-life balance because clients typically work during work hours only (B2B).

Cons

Depending on who you work under, your boss can make or break your career at Colliers.
