Pros

Pay is okay, decent bonus structure.

Cons

Corporate is a boys club. If you don’t have a man to back you up on something, don’t expect to get anything fixed on-site. The gaslighting is unbelievable. The cheapest and also the most expensive. Sinks so much money into the dumbest custom built stuff that falls apart within a year and that residents could care less about, but wants all properties to increase rent 3-18% next year due to “inflation”. How about stop using $1000 trash cans instead? Upper management/corporate have no idea how a property actually functions on-site. They are so out of touch. No actual training exists beyond a couple of power points and recorded Zoom calls. Every property does things differently because there aren’t any standard operating procedures to follow. Loves to send out emails about mandatory changes around 5:00 pm on a Friday to be implemented the following Monday. Be prepared to do some serious brown nosing if you want to move up in the company. Actual qualifications don’t matter. They will promote someone with little experience, but who’s a good little soldier, to a higher position faster than someone with 5 years experience who dares to question ANYTHING. There are no secrets. Do not tell anyone anything, especially the traveling sales team. The biggest group of two faced people you will ever have the unfortunate experience of dealing with. They encourage you to vent grievances and then will immediately throw you under the bus with higher ups. Has no sense of proper work/life balance or boundaries. Constant emails (and even text messages!) sent after 10:00PM requesting a response for something that’s not even an emergency.

Pros

Easy Job, can be fun, fast paced at time and then slow at other times.

Cons

Not flexible with weekends or holidays. Office open too long, too much responsibility on property and leasing managers. Not enough understanding from corporate.

Thank you for sharing your thoughts! We do realize that the role of a part-timer is to help fill in the gaps during holidays and weekends. We hope the responsibility that property managers and leasing managers experience helps them grow to the next level, though we do understand the importance we place on these roles may not be for everyone.

might not work in big cities and most likely to be some college towns, except at corporate office.
