I'm lucky enough to have managers who are genuine and care for their coworkers and not just the company.
Cons
Everything is done on a shoestring budget! From the quality of supplies replacement fixtures everything needs to be cheap over quality! Maintenance is contracted 40 hours a week and must be on call yet monthly emails are sent out discouraging overtime! Turn time on vacant units are unreal 5 days for a 3-4 bedroom unit when paint alone takes 2-3 and complexes are so rundown that every light fixture every switch and outlet and every faucet needs to be replaced as well as the floors being stripped and waxed and everything else being cleaned! Not all staff is experienced or competent to do the job they are hired to do which only puts more stress on the ones who are qualified! And when upper management is made aware of if it is simply ignored! When corporate management comes for their annual visit they are more worried about things like curb appeal then the tenants having hot water even tho occupancy is constantly at 100% and the wait list is years long! Failing plumbing due to the age of the buildings cast iron drain pipes rusting out in walls leaking sometimes from 3 floors up down to the ground floor units! Maintenance is required to do in wall repairs saving the company hundreds sometimes thousands per repair mainly because local vendors don't like to do emergency jobs because of the way the payments are handled sometimes taking months to be paid even completing additional jobs before the last job is payed for! Employees go years without review or pay increases and even get denied when requesting a pay increase after years of employment and drastic increases in reac scores since employment! When a employee is injured they care more about their workmans comp insurance than the employee and give the employee an increased workload completely disregarding the modified duties from doctor! Work orders sometimes get held up due to the rediculous procedures when ordering supplies and shipping times and the inability to keep some items in stock since they need to be allocated to a unit number when ordered. It's basically easier to count what's right then what's wrong biggest issue is upper management being spread to thinly sometimes taking over a week to get a response or sometimes months for issues that are seriouse liabilities to the company itself!
