“Nothing comes to mind, and I’ve been with the company for over a year.”

Cons

Maintenance is consistently undervalued and underpaid. While there’s talk of a potential 10% raise, it’s tied to a so-called “training” program that—according to the fine print—is entirely up to the company’s discretion. That means you could spend a significant amount of time completing extensive training, only for them to deny the raise anyway. What’s the point in investing that time when there’s no guarantee of reward? I’ve personally requested a raise multiple times without receiving a clear answer, yet when something is expected of me, I’m expected to deliver immediately and perfectly. Maintenance Supervisors are treated no better. They’re paid poorly, offered no real incentives, and while the company claims to offer bonuses, they’re tied to “goals” that are nearly impossible to meet—especially depending on the condition or size of the property. These unrealistic expectations are designed to keep supervisors from ever seeing those bonuses. Despite all this, maintenance teams are the ones keeping properties operational and presentable—critical work that directly impacts whether a property can even be leased. At the end of the day, the only real way to get ahead in this company seems to be by playing politics or kissing up to the right people—not by working hard or showing results.

Overall, the company offers a strong compensation and benefits package that helps set it apart from many competitors.

Cons

Coastal Ridge has provided many opportunities for growth, and I appreciate the current incentive programs. One improvement I would suggest is reviewing the bonus structure. Increasing management bonuses from 10% to a level closer to the 15% offered by some competing property management companies would make Coastal Ridge even more competitive in attracting and retaining high-performing employees. A stronger performance-based incentive can help drive engagement, accountability, and long-term commitment to the company.
