Pros

-A real emphasis on individuality and taking responsibility -Great training programs -Company culture is fantastic, especially compared to many direct REIT competitors -Upper management is always available for support and guidance

Cons

-Internal growth is slow, with promising open positions getting inundated with overqualified internal applicants -The pay is horrible. You work too hard for what you make. They recently started a new commission system which is paltry. -Time off is very minimal, and there is a lot of push back when you try to use your little bit of vacation time and sick time.

Regarding your feedback about compensation, we conduct extensive market evaluations frequently to remain competitive with total compensation (base salary, commissions, benefits, etc.). We find many employees are actually making more on the new commission program, but with the different payout structure (every 2 weeks as opposed to once a month), it feels much different - so we urge you to take a close look at your current and past earnings to compare, and stay in communication with your manager. As for time off, we know that the pressure is felt more than ever during the busy summer months, but we want to ensure that you have the opportunity to take the time you have, when you need it. Pros

Housing discount, strong portfolio exposure, opportunity to work across multiple communities, and valuable experience in a fast-paced leasing environment.

Cons

Management loves to preach “teamwork” until something goes wrong, then suddenly it’s every employee for themselves. Very documentation-heavy culture where certain managers seem to enjoy writing people up more than actually developing talent. Communication is inconsistent, accountability is selective, and favoritism is hard to ignore. Commission structure is shockingly low for the workload and expectations. Leadership often presents itself as organized and supportive, but behind the scenes there’s a lot of blame-shifting, targeting of employees, and policy confusion — especially regarding employee housing and lease transitions. My own experience at the end of my employee lease felt retaliatory and left a very negative impression.
