Pros

-All aspects of managing the community are done internally. We use the same platform (MRI) for everything and everything is incredibly easy to use. From renewals, to managing resident dashboards, posting rent, reviewing sales and delinquency, even posting three days and any type of notice. There’s a link for that. - The culture is amazing. Equity is supportive of any and everyone and shows that support by participating in community events to support different groups. -I feel that I’m getting paid adequately for the job I do. I mean, I could always go for more money but overall I’m happy. I also know that if I don’t agree with a raise or promotion offer it’s something that can be discussed and negotiated. -Senior leadership are all very personable. And I’ve always felt like I’ve been seen. -I have but amazing work relationships with so many of my peers. -Promotions. Your value is seen and internal promotions are a common theme. There’s always opportunity for growth.

Cons

-during the busy season, all bets are off. Expectations are high and depending on your direct supervisor, it’s pissible that you won’t feel very supported and at times questioned for the overall health of your community. -Staffing...even when you are not short staffed, you’ll feel short staffed The common quote I have heard often is “We run lean.” Meaning, we don’t find the value in another team member. Especially on the maintenance side. I’ve always known it to be 1 employee per 100 units. Which is insane to me based on the activity of some properties. -work life balance- is solely based on you. I’ve seen so many peers run themselves into the ground thinking that the health of entire community will fall apart without them (in a lot of different positions!). Yes, at times OT is necessary and you will need to put in the time, but you have to take care of you first. Sometimes it seems like people will feel the added pressure from their direct supervisors because it’s implied but not directly stated. -

Hello, and thank you so much for taking the time to share such thoughtful, detailed feedback. You have highlighted so many things that we are proud of, and also several things that we recognize as ongoing challenges. Our senior leadership teams across all departments and regions spend a great deal of time researching, strategizing, experimenting, and piloting programs and technology with the goal of alleviating many of the pressures you described. While we won’t claim to have found all of the answers just yet, we hope you know that this is an ongoing goal and pursuit of ours. We recognize that our goal of operating the best real estate and delivering exceptional customer service to our residents cannot be achieved if our employees do not feel energized, supported, and empowered — with time to themselves to recharge. We will continue to pilot new technology and training programs, and to evaluate staffing on an ongoing basis. And we hope you will keep speaking up, questioning, and challenging your local leaders. If there is anything you feel you have tried to share that has gone unheard, please reach out; it’s what your Regional Manager, VP, HR and OTD departments are here for. You were absolutely correct in your observation that you are valued as an individual; we would be nothing without you. Thank you again for everything you do; the fact that you shared some real challenges but still awarded us the compliment of a five-star review makes us so proud to have you as an employee and a leader.

Pros

Housing discount, strong portfolio exposure, opportunity to work across multiple communities, and valuable experience in a fast-paced leasing environment.

Cons

Management loves to preach “teamwork” until something goes wrong, then suddenly it’s every employee for themselves. Very documentation-heavy culture where certain managers seem to enjoy writing people up more than actually developing talent. Communication is inconsistent, accountability is selective, and favoritism is hard to ignore. Commission structure is shockingly low for the workload and expectations. Leadership often presents itself as organized and supportive, but behind the scenes there’s a lot of blame-shifting, targeting of employees, and policy confusion — especially regarding employee housing and lease transitions. My own experience at the end of my employee lease felt retaliatory and left a very negative impression.
