Late morning start time allows for better commute & time to send kids off to school. On-site residences are convenient.
Cons
Some of these properties are run down & neglected. All responsibility falls onto the on-site managers who barely have enough supplies, equipment or safety items to keep the places comfortably operational, so they spend out of their own pockets for office & cleaning supplies. At some locations there are missing or broken carts & elevator & bathroom problems, poor lighting in hallways which could become hazardous situations for customers and staff. The corporation leverages the on-site staff to add extra duties, custodial, janitorial & maintence because of their on-site residences plus sometimes dispatching those property managers to other locations specifically to clean & fix ‘as needed. It seems to me that those on-site PMs are at a disadvantage to complain or decline the management orders. This corporation is very profitable yet pays barely minimum wage, the benefits are expensive compared to the wages. There have been property managers that had to seek public services for their medical needs. Raises are not given to property managers (there were in past but no longer exist) & there are no additional compensation incentives. Some PMs who have worked 5-10 years are making 50 cents more than a new hire. I have been told that some onsite residences are also neglected & many property managers make household repairs themselves. Customer storage rental fees are increased on average every 6 mo & customers are told the increases are for upkeep costs...the increases are not reinvested into the properties...those profits are kept at executive level bonuses. When I asked, I was told there is a compliance hotline but altho’ it’s supposed to be anonymous, specific questions can reveal the source of the complaint with subsequent consequences. I feel that this company can leverage the on-site residences against the property managers (many of which are female with children). Think seriously about working for this company
