Pros

Decent work culture for what it is, Supportive management.

Cons

Kairoi forces their employees to share hotel rooms at an annual retreat as a cost saving measure. This is terrible for morale and highly risky from a litigation standpoint. It may save a few bucks now, but it's only a matter of time before this practice leads to costly litigation when something bad happens. Save money elsewhere and let your employees have their privacy while they're away from home. At the very least, offer a cost differential for employees who don't want to share a room with a co worker. Uses archaic systems like Gmail and google sheets for many procedures leading to inefficiency and lack of security across the board. Needs major IT overhaul.

Honestly can’t think of one.

Heavy nepotism, incompetent and rude leadership, lacks any structure or training, every corporate department lacks any knowledge of what they’re doing and operates on an elementary understanding. The Denver DOO does not even know Fair Housing Laws in CO, despite being tenured in the company. Large staff turnover and portfolio turnover. Very little communication or planning. A regional covered up an employee drunkenly walking into a resident’s home in the middle of the night. The offender didn’t even receive a write up or any disciplinary action. HR is incredibly slow, unresponsive and just MIA all together most of the time. The little training they do offer is so painfully basic it’s a genuine waste of time and intelligence and offers nothing to someone with any level of experience. Because people continually hire their friends and promote them while other employees get stuck despite their great work, a lot of the reviews and feedback is skewed and coerced. Speaking of reviews, employees often will write property reviews and create false positive representations to improve their property’s reputation. Employees are often promised bonuses that they never see or take months and months to approve. The whole operation is a mess. Kairoi is all smoke and mirrors with no quality or substance to offer.
