Pros

Good commission structure, beautiful exterior of apartment communities

Cons

Optima's priorities are skewed. As a new employee, you will likely not be given the benefit of the doubt in any scenario. Yet seasoned employees who are blatantly breaking rules and/or contributing to a hostile work environment are praised and rewarded. Their businesses practices are sketchy due to regional leadership that is unaware and uninvolved. Perhaps the worst part is the catty behavior and culture of gossip - these extend beyond just one Optima community.

Pros

For the most part, the onsite teams were supportive of one another and positive. The IT team and marketing teams are responsive and helpful. In terms of communication and reporting, they are organized. There is a thoughtful approach to streamlining office work flow.

Cons

The pressure from corporate is unreasonably high. They set high expectations that the teams are not likely to reach, then blame the leasing team when those goals are not met. Rather than admitting to being micro-managers and trying to change, they spin it is "The Optima Way". We were told "Optima is intense, everyone feels pressured a lot and it doesn't get any better, you just get used to it." What company in 2022 talks like that? It is disgusting. The property management and leasing teams are the reason this company is successful, and they have the nerve to make us feel pressured to the point some people admit to crying themselves to sleep. The commissions they offer are often less than 0.50% of the total contract revenue, so it is not like the pressure feels worth it at the end of the day. There truly is no way to spin the "perks" to be worth the needless stress they apply to you. I've been under less pressure for bigger projects and achieved more success. With Optima? No, they truly do not trust employees. It's to the point they comment on every single thing you do every day you work. That breeds fear, not motivation.

Pros

They have a great referral bonus.

Cons

Extremely long hours, Business Manager or Property Accountant or whatever title they want to give it this time has no other person in their department to help with the workload for 814 units. You will be responsible for everything. There are three people to deliver packages and another three just for Customer Service, yet they will only hire one person to handle the finances. Does that seem reasonable to you? Oh yeah, and they won't pay you more than $55k.....for 814 units......with a Bachelor's degree. Are you serious? And they will keep adding more and more and more work.
