Pros

- self-governance during most days

Cons

- management who did not care about human beings - terrible pay, no security offered on dangerous properties - lacking benefits - ignored multiple requests from employees on safety concerns, leading to long-term disability of maintenance employee - terribly managed/out-of-date admin systems - spineless HR - on call 24/7 managing properties with constant electrical, heating, and plumbing issues (not to mention cockroaches and bedbugs)

Pros

Employees get along phenomenally (management as well!). While you definitely fall into a routine, repeating the same basic job functions day to day, the specifics differ enough to keep your mind stimulated. There are constantly new situations arising to learn from and knowledgeable coworkers are always eager to assist. The position feels stable and may present opportunities for growth.

Cons

The job requires a lot of interaction with tenants and applicants. Many of these individuals are struggling and it can be difficult to hear about their personal situations. Since the position is in “occupancy” and not “human services”, employees need to maintain a healthy balance of empathy and professionalism. Wages are on par with similar positions but do not compete with cost-of living. This is clearly a national issue and not specific to this business, but is still worth mentioning. Benefits could be better.
