We brought the competition to Clemson University. We transformed The Pier, our 2,331-bed, 325-acre lakefront community, into a playing field for The Amazing Chase, the largest and first-of-its kind scavenger hunt in Clemson. Designed to bring students together, the event doubled as an immersive way to experience everything our community has to offer. Nearly 600 students competed in 70+ challenges across the property, racing from amenity to amenity, completing trivia, tackling team challenges, and climbing the live leaderboard. Every challenge was a chance to see The Pier from a new perspective. More than a competition, The Amazing Chase served as a full‑property walkthrough, giving prospects an inside look at the community and what it's like to call The Pier home. This was about showcasing our unique community in a new way, and creating energy, connection, and a shared experience students won’t forget.
We’ve officially topped out at Hub Clemson. Our 1,312-bed student housing community just steps from Clemson University is one step closer to welcoming residents in 2027. Set at the corner of Tiger Boulevard and College Avenue, our seven story development will feature a mix of studios to five-bedroom apartments, and a unique collection of three-story, on-grade townhomes along with more than 18,000 square feet of amenities featuring a rooftop pool, lounge with 360-degree views of Lake Hartwell, downtown and campus, along with a fitness center, spa, coffee shop, and vibrant green spaces. Connecting directly to the Keowee Trail, Hub Clemson will introduce outdoor dining areas, entertainment spaces, and pedestrian-friendly pathways for students, residents, and the community. With 9,800 square feet of retail and approximately 719 parking spaces, the development will serve as a vibrant new gateway to the community. With nearly 29,000 square feet of ground-floor retail opening to a Core-designed 41,000 SF public plaza with open green space, Hub Chauncey will help shape a vibrant, urban hub in West Lafayette’s revitalized downtown. We’re thrilled to announce the recapitalization of ōLiv Boulder, our 146-unit community adjacent to downtown Boulder and the University of Colorado Boulder, in partnership with Harrison Street Asset Management. Developed in 2024, our ōLiv Boulder community offers a prime location near CU Boulder and Pearl Street, along with a top-of-market amenity experience, including a rooftop hot tub and sundeck, fitness center, study and coworking spaces, on-site parking, and bike storage. We’re proud to continue our long-standing partnership with Harrison Street and our investment in the Boulder market through this recapitalization, alongside the development of Hub Boulder, a 96-unit, 404-bed community set to deliver in 2026 and currently leasing for the 2026–27 academic year.
Founded in 2008 by our co-founders Marc, Barry, and Brian, Camp Out for Kids (COFK) was built on a simple but powerful belief: every child deserves the opportunity to experience the magic of summer camp. Camp is where kids build confidence, discover new interests, form meaningful connections, and create memories that last a lifetime. Yet for many families, access to summer camp remains out of reach. COFK exists to change that. Through partnerships with camps and community organizations, COFK helps remove financial barriers and open the door to these formative experiences. To date, the organization has raised more than $6.4 million and sent 11,144 kids to camp across the country. This year, COFK’s All-Star Annual Fundraiser will take place in Chicago on April 30, bringing together supporters, partners, and friends to celebrate campers and push the mission forward (and enjoy a great night with great company). We’ve officially closed on construction financing and broken ground on ōLiv Columbia, our 723-unit, 2,352-bed mixed-use development on Main Street in Columbia, SC. Featuring two connected towers—a 26-story market-rate apartment building and a 22-story student housing tower—ōLiv Columbia is designed to offer an elevated downtown living experience, with top-of-market amenities including a resort-style rooftop pool, rooftop spa and fitness center, outdoor sport court, and an on-site coffee shop. The project also includes 2,140+ square feet of retail, a 1,600-stall parking garage, and an activated streetscape to further energize Columbia’s Main Street District. Set to deliver in Summer 2028, this development reflects the power of public-private partnership and our continued investment in Columbia’s urban core.
