The Carolina has won the National Association of Home Builders' Multifamily Pillars of the Industry Award for Best Affordable Apartment Community! The development is a 100% affordable, 400-unit, mixed-use development in East Harlem. There are also two community facilities onsite, including the Northside Center for Child Development, which provides early childhood and school-aged behavioral health prevention and treatment programs, and Union Settlement, which serves as an on-the-ground social service resource for East Harlem residents. Spencer Orkus, who has been with L+M for more than 15 years, will now hold the title of President of Development and Partner. Longtime Senior Vice President Amy Cordone has been appointed to be Chief Operating Officer, where she will continue to drive strategic priorities and business planning. L+M in partnership with Triangle Equities and The Bluestone Organization have secured $96 million in financing to develop Beach Green Dunes III in Far Rockaway! The 146-unit affordable project is located at 331 Beach 35th St. in the Edgemere neighborhood, and will be available for residents earning between 30% and 80% of the area median income. A portion of the studio and one-bedroom apartments will be set aside for people older than 62, and provide supportive housing for the formerly homeless as well. In addition, BGD III will feature about 2,100 square feet of commercial and retail space, 1,160 square feet of community space and a transit plaza providing pedestrian access from the A train station at Beach 36th Street. Like its predecessor Beach Green Dunes II, BGD III will contain several storm resiliency features and be designed to meet sustainability standards to qualify as a Passive House building and is a continuation of our commitment to sustainability.

L+M has partnered with MBE developer SAA|EVI to acquire and rehabilitate Concordia Place Apartments in Chicago. The 297-unit affordable apartment complex consisting of 29 two- to three-story buildings and one community building will undergo an extensive $25 million renovation, that includes making the property more sustainable while preserving the property’s affordable status. L+M’s Marcus Garvey Extension project was highlighted on PIX11 news its energy-efficient approach and prioritizing healthy and sustainable living environments.
