Pros

Great culture onsite. Competitive Benefits Package. Maternity & Paternity benefits package. We've figured out how to streamline our process so well that our residents don't have to waste time going person to person to get things done. I love my team. SO MUCH.

Cons

My work-life balance is skewed more to a work-work balance. Our process is streamlined, but even though it is - more is asked of me because I'm good at what I do. I meet my metrics and exceed expectations - but our portfolio puts our property on the backburner, cancelling ops calls, because we don't need support often. When we do need support, we are ignored or given snippy responses - like we're a burden. Things take forever to go through an approval process. A project that should be started and completed quickly if initiated at the property takes approximately 2 years, 9 VBCs, 12 human approvals, and 9 cat approvals. If you switch portfolios mid-process - CONGRATULATIONS - you get to start ALL OVER. There may be too many hands in the cookie jar. However, if initiated from a corporate or ownership level - you're expected to have all bids and VBCs done within 24 hours and it's approved quickly. RAISES - Can we talk about them? Cardinal is GREAT at promoting people within. Honestly. This year we were told we can't get raises because "COVID hit hard" - but if you hadn't had a raise in a year you were going to get a cost of living raise (only those who haven't had a raise in a year). So, what about teams who leased to budgeted occupancy, met metrics throughout covid, and outperformed expectations? Oh, we get NOTHING. That's a slap in the face to those of us that have worked hard - "Great job, team! you deserve a raise, but we aren't going to give you one". Policy changes oftentimes aren't communicated well - this comes from switching portfolios often or just a general turnover in your cell team staff. It kind of sucks, especially when you have to start over - I just wish there was more of a better process.

In regards to your feedback on work/life balance, it is through the perspectives of team members like yourself that we learn what the experience is across our portfolio. Our core values tell us that without open and honest communication and humility, we cannot be successful. While global suggestions such as suspending reporting during turn is definitely something we can take under advisement from this review, some of the more specific challenges you are facing are great conversation points to have with your cell leadership. In addition, there are several resources on our P&C team as well as our operational leadership that would love the opportunity to hear how we can better support finding efficiencies in our process. Outreach is encouraged and welcomed and we truly believe we grow through learning more about our team member experience. You can also utilize our employee engagement survey anonymously to rate your experience in multiple areas and provide specific comments. These are deployed twice per year and help to guide the key initiatives we focus on as an organization. We are grateful for your commitment not just to your community but to ensuring Cardinal is a great place to work for our team.

Humans-First Management Style

Pros

This company cares a lot about its employee retention and is quick to promote and give raises.

Cons

I did not like the personal management style of some of the CMs with this company. I also felt that the student housing opportunities were far too demanding for the level of pay offered.

I appreciate your open and honest feedback, especially the bit about the increasing level of engagement needed in this growing industry. While most industries are well established, the student housing management side continues to see increased need and feedback like this helps us to truly communicate the importance of top talent TMs like yourself to ownership groups when budgeting for the year.
