Pros

This is a great company to launch a career in the housing industry. It really gives you the opportunity to learn the business from the ground up and gain valuable “boots on the ground” experience in property management. Many of their processes and reporting systems are extremely efficient, which makes it easier to understand your property’s performance and operate effectively day-to-day. The company also provides excellent access to data for your community, which helps guide financial decisions and allows managers to operate in a financially responsible way. Having the ability to review this information and communicate directly with ownership about what the property needs is something I really appreciate. The culture they are working to promote feels like it’s moving in the right direction, with a focus on both performance and people. Overall, it’s a strong environment to learn, grow, and develop a solid foundation in the housing industry.

Cons

While the company talks frequently about its culture and values, there are times when those principles do not always feel consistently reflected in day-to-day operations. Workload expectations can also be very high relative to compensation, particularly during peak months when operational demands increase significantly. The incentive structure could also be improved. Property managers often oversee major renovation and turn projects, yet there is no bonus structure tied to turns for managers, while other roles such as maintenance supervisors and leasing managers may have incentive opportunities tied to performance. Aligning incentives with responsibility would help strengthen engagement. Another challenge is the timing of key responsibilities. Managers are often required to complete annual budgets during the same period as the busiest leasing and operational months of the year, which can make balancing priorities difficult. There can also be a perception of inconsistency in accountability and standards across teams. At times it may feel that some employees are held to stricter expectations than others, particularly when internal relationships influence visibility or opportunities. Greater transparency and consistency in HR processes and leadership decisions would help reinforce fairness and trust within the organization

Pros

I’ve really loved working at this company and with the people. It’s been a positive experience overall and I feel a high level of job security.

Cons

The pay is not what it should be for the amount of work, but the people and high trust environment has made it worth the low pay. CEO is okay, but in general senior leadership is questionable. The senior leadership really drives the success of this company and when good people are in charge you can tell and when bad people are in charge you can really tell.
