Pros

Competitive pay and benefits are decent.

Cons

You will take the brunt of every customer’s anger when they find out that the cost of renting with Mini Mall is $41.71 more than the website says on any unit. You will be expected to perform duties that are way outside the job description. You will be expected to spray weeds over an area of 5 to 10 acres daily in 90 degree heat, clean 10 to 15 units per day, and keep the entire property, facilities, and offices clean all without missing a phone call in the office. Your manager will tell you to prioritize one thing, then the manager above that manager will tell you to prioritize something else, then they will both chew you out. Instead of having a one-on-one conversation with you to discuss an issue, your manager will chastise you in the company’s group chat for all of your coworkers to see. Instead of trying to create a peaceful work environment, your manager will tell your coworkers that you are out to get them, and vice versa. If you ask for help, you will be punished. If you offer ideas for improvement, you will be shunned by management and your coworkers. If you are a man, you will be treated like an idiot by every female in the office, which is every other employee in the office. If you have a physical ailment that makes manual labor difficult, suck it up. If you are able to assist more customers because you are bilingual, you will not be compensated any differently. You will be forced to drive from location to location because the property manager wants everyone to work at one location and just drive to the other locations multiple times a day. You will not be compensated for gas and you will never get the job done fast enough. The property manager and regional manager are conniving, 2-faced, backstabbing, passive aggressive, unprofessional, and will talk about you behind your back to your coworkers. They will pretend to like you, but will trash you once your back is turned. Corporate encourages everyone to submit their ideas for company improvement, but doing so will lead to your direct superiors chastising you, or in my case, firing you without warning. No matter how much effort you give, no matter how much you bring to the table, if the property manager doesn’t like you, you will be treated poorly until you quit or they fire you. Oh, and the property manager is literally only in the office for like 2 to 3 hours a day. She’ll get there at 10, take a 2 hour lunch, and be gone by 3. But if you’re late, she will chew you out, even though she would never know you were late if you hadn’t told her. Oh let me rephrase that, if she doesn’t like you, she will chew you out. Everyone else is allowed to come and go as they please, but if you have pissed her off for any reason, you will be watched like a hawk.

Pros

The best part of my experience was the coworkers. Every team member I interacted with was genuinely kind, helpful, and supportive. They were willing to answer questions, offer guidance, and made an effort to help me learn the role. While my experience with management was disappointing, I can honestly say that the employees working at the property level were good people who deserved recognition for their professionalism and support.

Cons

The regional manager’s leadership style felt overly micromanaging and unapproachable. During my brief time with the company, I did not feel welcomed or supported as a new employee. Communication often came across as rude, dismissive, and impatient, which made it difficult to feel comfortable asking questions during training. I frequently felt talked over and did not feel I was given an opportunity to fully express concerns or ask for clarification. As a result, the onboarding experience was stressful rather than encouraging. New employees need guidance, patience, and a supportive environment while learning a new role, and unfortunately that was not my experience.
