Pros

They have several locations and usually they sit right on top of each other. If you wanted to move to a different property, there is most likely an opportunity to do so.

Cons

There is an extremely high level of favoritism. They pride themselves on always giving opportunities to their staff because they have so many locations but they really only move up the people they like or think won’t give them any pushback. Those favorite employees tend to get by with a little more than the ones who aren’t. Also, they lack training for their managers. Mostly because there is such a high turnover, they rush to get people in and don’t give them training on their policies and procedures which result into problems down the road. Once a they acquire a company and keep the staff, they don’t property train them on their policies. They tend to look down on anyone who isn’t a Director, PM or CD and don’t give the lower level staff appreciation. I rarely got a genuine thank you from upper management and got most of my praise from the Accounting department. The pay is low and the regular bonus structure is pretty low for how much the leasing staff actually does. They will ask what you need to succeed but if it doesn’t align with want they want, they disregard. They push for you to lease and offer more per new lease but when it comes time to pay for the bonuses, they are hesitant and will sometimes give you less (or nothing) because it wasn’t documented on paper. They don’t believe in verbal agreements unless it’s in their favor. If you have overtime, they will pick apart your time card to make sure you aren’t “cheating” them. There is no upper level support and you are constantly waiting for an answer or approval to move forward with anything on site or with a resident. There were plenty of times I would email, text or call my PM and if he didn’t want to deal with it, he wouldn’t answer. I think this company was really great at one point but it grew faster than I’m sure they were expecting which caused for some things to fall through the cracks.

Trust me, you could do better

Pros

You get lots of holidays off. They push for you to take time off.

Cons

Lack of pay, lack of support, lack of management. Essentially, if you do not have “manager” or “director” in your title (on the corporate level) be prepared to be treated like absolute garbage. The company preaches about H.E.A.R.T everyday, but it’s not implemented, what-so-ever. You will be overworked, underpaid and won’t have any support from upper management. Don’t even ask for a raise because they will always answer no and give a measly 2-3% merit increase at the end of the year, when we all know inflation is much higher than that. Honestly, save yourself the trouble and find yourself a company who will value you and actually give you a liveable wage.

Pros

There are multiple sites, so if you needed to transfer you probably could.

Cons

Several: 1. They don't match the 401K 2. PM's aren't very helpful and would rather not involve themselves in property issues. 3. Directors make more work than problem solve. 4. Both Pm's and Directors have unrealistic expectations and set goals that could never be met with short staff. It's along the lines of me asking you to reach for the stars then being upset when you didn't actually touch one. 5. Corporate is useless...haven't quite figured out what their role is after being here for a few years. 6. They really push their religious values at you. Which I'm sure is fine for most but come on!!! I'm at work not church. 7. Have they ever heard of raises? This should be number 8. Assistants do all the work, CD's show up late, go home early, and pretty much disappear all day. Like seriously mine works about 1 hour a day. tops.
