Pros

-Competitive -Supportive management and coworkers (family-like) -1099 -Effort-based pay -Fast-paced but laid back -Flexible schedule -Great bonus structure -You get to choose who you want to work with and how you run your business. -Properties are found for you. All you have to do is find the buyers (only have to wear one hat at a time) -Finally, you have the ability to grow in the ranks of the company. All you have to do is prove yourself and be hungry to grow. -You have the opportunity to make more money than you know what to do with, especially at a young age. -You are surrounded by like-minded individuals that want to be financially free.

Cons

It is hard work and it's not for everybody. It's a strictly commission-based job, so if you don't work, you don't get paid (but if you work, put in the effort, and follow the training that is given, you're going to get paid.). It's a stressful job (but in a rewarding way), investors can be a headache (but that's on you to set the expectations). Management expectations are high, but this is because management believes in you and sees your potential (even if you don't always see it in yourself.) So you need to hold yourself to a certain professional standard among the rest of the agents in the industry. It also becomes a big part of your life. You really are always working, but it's a good thing to be busy in this job.

Pros

Learn a lot about investment real estate.

Cons are plenty. They will hype you up about the money and company, but end of the day most of the promises fall flat. You are commission only, yet they expect you to be in the office everyday. None of this is true entrepreneurialism. As a REAL entrepreneur, you can set your own schedule and work as little or as much as possible. This is not it ! Also, if you take into account the hours you will put in, divide that into the low commission you will receive, you realize you can make more money working a regular job, and still maintain a work life balance. There is NO work life balance here, and for a commission only “job” that will only lead to burnout. Another red flag is that there is a strong hive-mind mentality here. They call it being like a “family” or “work hard,play hard”. It’s actually more reminiscent of a MLM group or corporate cult. Say goodbye to your old family, because New Western becomes your new family. Everybody here is young, and no one is over 40. Another sign that this is place you should not want to be. Also, Good luck finding someone that’s been there for over a year. My advice, is find a property to assign, get your network of buyers, and you’ll make WAY more with less hours put in. Hard work is necessary yes, but if you work harder than required, you’re just being foolish. Another thing, this company has a bad reputation amongst most of the seasoned investors that you’ll meet. You’re basically looking for newbie or desperate investors to sell your deals too, but if you have good conscience, then this won’t be easy. If you have no morals or ethics, then you’ll fit right in. Also, you work with same inventory as every other agent, you have no control over what properties or areas you want to sell in. They will make you think you need them to be successful, but if that was the case, every person would want to work for them. Instead, follow the top real estate agents in your state and see who their brokers are. That’s where you should go and the path you can choose to follow if you want to be great. Real Estate takes time, and they give you a 90 day probation period. Like I said , working here is not like having your own business, and you’re better off on your own.

Pros

Great commission structure if you are able to sell a property faster than all of your colleagues in the office, and the sales agents in other offices.

Cons

High turnover rate at this company. Plenty of here today, gone tomorrow employees there. Your job security is based on how many properties you sell, obviously. That becomes difficult when you have 40 other agents trying to sell the same property, some agents may have known a property before it is released to the rest of the group. There are plenty of times where a property would be released and sold within 15 minutes. This is a highly competitive role which makes the culture cutthroat and people are extremely territorial. Also the brand of "New Western" is not really respected with many investors that you are calling on. This job is definitely not for everyone.
