Finals week hits differently when your community feels like a support system. Last week at ōLiv Madison and Hub LA, we created intentional moments of pause for our residents—wellness-driven events designed to help students decompress, connect, and reset before heading into the most intense part of the semester. Whether it was morning yoga at Hub Figueroa in LA or a rooftop reset at ōLiv Madison, each activation reflected what makes our communities different: hospitality-forward teams, immersive programming, and a deep understanding of what our residents really need. This wasn’t a one-off. It’s part of a broader strategy to shape the college experience in ways that feel real, local, and human.
We’ve hit a major milestone in Tucson. We have the sign-off on occupancy—TCO is officially in hand at Hub Tucson First Ave. Huge thanks to our partners at Findorff and Antunovich Associates for helping us deliver with precision ahead of schedule. With nearly 3,000 homes already delivered across key markets, we are laser-focused on what’s next: • Pre-leasing kicks off this year for four new Oxenfree communities in Dallas and Denver, bringing over 690 homes to market. • 2026 delivery is locked in for two more major projects in Charlotte and Denver, adding another 300+ homes to our growing footprint. • Additional developments across the Sun Belt are in advanced planning stages as we continue to scale.
