District Manager

Pros

If you really need a job this may be a fit for you. As a district manager you will have limited flexibility in your schedule. The bonus program can be up to 32K per year although it's highly unlikely you will do well for consecutive years in the same market.

Cons

Most companies view their people as the largest asset, not this one. Turnover at the District Manager level and Property Manager position is very high. As a district manager, you will have zero work life balance. You will be micromanaged as if you didn't know the meaning of the word prior. You will have almost no authority to make decisions on behalf of your employees or customers. Goal setting is based on beating the previous year, it's extremely difficult to succeed multiple years in the same territory. District Managers conduct lock cuts, auctions, coordinate repair and maintenance, conduct a large portion of the HR hiring process, handle the majority of customer service issues. You're always on call and your phone can and will be ringing 7 days a week at all hours. The issue being is your compensation and review is tied to sales management in which you have no time for. Probably the worst aspect is the treatment and pay of the property managers. The expectations put forth on them is well above the pay scale.

Pros

Calm environment, low foot traffic, generally work alone

Cons

Held to performance sales numbers without the sales pay. Management hassles over issues, but won't handle the problems when they're identified. Unless you find the errors in your pay, it's not managements problem. You can never advance to become a district manager. They only hire from outside the company. Never expect to make more than $20000 a year to $25000. Ever. Expected to hit sales goals, but relief manager work at the property on day off and can drive down your numbers badly but still is your fault.

Pros

Great base pay at $15/hr. for Sales Reps. You can work a lot of O.T. if you like extra money. Giant corporation has good benes, 2-3 weeks paid vacation, med, den, vision, fsa, short & long-term disability. You can earn bonus'. Great managers who care about you and talk to you. Great comraderie amongst employees. Lots of Reps have been there over 5years. Job security.

Cons

They keep tweaking the bonus structure to take away from the Sales Reps. Live in fear of losing your job every summer (busy season, mandatory OT). Must have thick skin. Must be able to take 35-65calls/7.5hr shifts and keep your cool when you can't make the sale.
