Pros

You will never get fired, no matter what. There are zero consequences. This is a pro for people who don’t have a work ethic but it consistently drives away good employees.

Cons

Everyone is severely underpaid and they know they pay low and they are okay with it. No true change is being made to the pay structure. There is no culture. Sometimes people jokingly refer to the “Wasatch way” but there are no values or culture. There is now growth, they claim there is growth happening but they just hire in outside people for those roles or you have to be with the company more than 10 years for a promotion. They offer a rent discount but there are no properties with employee rent discount available so you can’t actually use it. If you are lucky enough to take advantage of the discount you are then trapped because you don’t make enough to pay rent without the discount. It is a horrible trap for underpaid employees. No true training or resources. If you are new or not you are just directed to a how to guide in the online employee portal. Covid has not been taken seriously at all. While on-site staff was at work everyday with doors open and no mask requirements or social distance requirements unless a mandate came through from local government, those who work at the corporate office were safe working from home at the beginning of the pandemic. If someone is sick they are rushed back to work to get everyone else sick, but if you work at the corporate office and get sick, you guessed it you are working from home. Bereavement is not consistent for employees. You only get 3 days and they have to be immediate family, or you are on your own with pto or sick days. But someone at the corporate level lost a family member, which is terrible and sad but the treatment was not equal because they had a completely flexible schedule and way more than 3 days off. At the company Christmas party Dell Loy Hansen found it appropriate to share with the room that they had made an insane amount of money on the sale of some properties the proceeded to laugh about it. Meanwhile all employees sat in that room under paid with no year end bonus. Glad to see he can gloat about all the money he is lining his pockets with while underpaying the employees that make the money for him. They care more about the residents/customers than they do employees. If a resident verbally abuses a staff member that is okay, but if an employee refuses to be spoke to in a disrespectful manor that isn’t okay and the resident will get financial compensation or at least validity from the corporate office. Just call an employees boss and you get your way, leaving the employee feeling undermined and not supported.

Pros

They don't care how bad you suck at your job or how unreliable you are. You get to drive a golf cart. You get really close to the crew you are working with. Lots of down time. 30percent rent discount.

Cons

Extremely bad pay. They say they train, but they don't. They just tolerate you long enough to figure it out, and if you don't figure it out... They don't care because they've got an employee. They hire the worst people possible making it impossible for good workers to stay sane. Their bonuses aren't worth the amount of extra work required to get them. They give you a task that is extra work on top of what you already are doing, that should take between 4-8 hours, and will give you a 20 dollar bonus for it. They give you a 100 dollar tool allowance every 3 months, which doesnt cover any actual good tools needed to make work efficient. During covid, they sent us in and didn't care about protecting us. Half the time they would't even call to make sure the resident didn't have covid. I got exposed to covid by a resident who told me afterwards that he has covid. They sent me home for 2 weeks and I only got paid 5 days. They give you 3 days to do a turn, but 2 of those days are for cleaning/carpetcleaning. So you've got 1 day to do a turn that they expect to be immaculate or they will deduct from your 3month bonus of 200 dollars. If someone on your team doesnt do a "wasatch University" your whole team will be deducted 50dollars from that 3 month bonus. They expect you to fix almost everything on the property with no training at all. Most properties don't run their pools property and don't check the pools often enough. Each property has different standards. For example, one property will let their grounds guy do nothing all day and play on their phone, while at the same time, make the other workers do that grounds guys job on top of their own duties. And the grounds guy has a chance for a promotion. And probably the worst thing about this company is the management. They have kids who can't even drink become property managers and run their good workers into the ground. They have borderline dictators as property managers who tell you to get it done that day when you tell them it is not possible. Then they write you up because you werent able to complete what they demanded. Overall it was an awful experience for the maintenance side of things. There is no room for moving up and they have morons as team leads who don't know how to replace a motherboard on a washer, they don't know how to test electronics for faulty parts and don't know how to lead a team properly.

The good, the bad, the ugly

Pros

You will meet some really interesting people.

Cons

Upper management does not care about the people who are working with the tenants. They're so uptight and still try so hard to build morale. They grade you, yes grade you on everything you do. Instead of trying to build better programs to train people. Sorry, but no one pays attention to those online classes...ever. They will allow you to be abused by the tenants so lower level employees get burnt out so fast, hence why turnover is so high. They expect you to sell apartments that are so outdated and have millions of issues, they don't pay well at all, the bonuses and hourly pay are terrible. Leading you to wonder why would they not have money to update the apartment complexes.
