Positive performance from our MPC segment this quarter was led by the significant sale of 87 acres of residential superpads in Summerlin at an impressive average price of $1.5 million per acre. Alex joins us this year as a Summer Associate working with our Sustainability team. Born and raised here in The Woodlands, he recently graduated from Texas A&M University with a bachelor's degree in economics and plans to pursue a master's degree in land and property development. During his program, Alex has had a chance to give back to his community by volunteering with Montgomery County Food Bank, tour some of our communities in Greater Houston, and hear directly from our executives during an exclusive speaker series. She began her journey toward innovation at just 15 years old, exploring science, economics, and new ways of thinking about urban development. This summer, she's been working with the HHX team at Howard Hughes Holdings Inc. to find more ways to weave technologies and innovative solutions into our business and our communities.
