L+M recently formalized its company values, and we asked our staff to share some of their stories that they feel exemplify our company values. This submission, the last in a series of six, came from someone on our Retail team, and we think it’s an excellent example of one of our key values: Dedication. The Retail team is a dedicated unit that cares passionately about our tenants, and we will go the extra mile whenever needed. More importantly, our team has worked together throughout the pandemic and committed countless hours to assist our retail tenants. Nowhere is this more evident than working with our commercial tenants to try to help them keep their doors open and lights on during this time so they can provide the much-needed goods and services to the communities we serve. Winchester Works has signed a 10-year lease with life sciences firm Quantum-Si. Their new headquarters will occupy 65,000 square feet of office, research and development space. The company plans to relocate to the New Haven campus within the first half of 2022 from Guilford, Connecticut. Quantum-Si is the second life sciences firm to come on board, with Halda Therapeutics as the first. L+M, together with Dantes Partners, Douglaston Development, and SMJ Development have closed on a $430 Million preservation partnership with New York City Housing Authority (NYCHA). The project will include a full-scale rehab for 1,922 apartments at Linden and Penn-Wortman Houses in East New York, including new kitchens and bathrooms, upgrades to the common areas, elevators, roofs, mechanical systems, security, landscaping, playgrounds, and more. The partnership is undertaking the project through NYCHA’s Permanent Affordability Commitment Together (PACT) initiative, which utilizes the federal Rental Assistance Demonstration (RAD) program to unlock funding for repairs while ensuring developments remain permanently affordable. #StanleyAvenuePreservation #Brooklyn #NYCHousing #StrengtheningCommunities
L+M, Bluestone Organization and Triangle Equities have closed on the first phase of Arverne East, a transformative project that will revitalize a vacant 116-acre oceanfront site on Queens' Rockaway Peninsula. The project’s first phase, a 35-acre nature preserve between Beach 44th Street and Beach 56th Place, is designed to restore and promote native ecology. It will include a new building featuring a welcome center, park ranger office, comfort station, and a community center that will be owned and operated by the non-profit RISE Rockaway. In addition, The Campaign Against Hunger will expand its urban farming production on the site directly to the east of the building with an approximately 1.5-acre farm. The overall Arverne East development will include 1,650 units of housing serving low-income to middle-income individuals and families, a set aside for formerly homeless and market-rate townhouses and bungalows. It will also include retail, a hotel, community center and outdoor public spaces. Upon completion, Arverne East will be New York City’s first net-zero community.
“Growing up, I was taught to respect the school janitor as much as the CEO. You must give respect - no matter what race, color, religion, wealth status - if you want to be treated with respect. When I think about the respect we should have for one another as people, I think about how our community came together after the fire at one of our properties a few months ago. Thankfully there were no injuries or casualties to report; however, there was a real sense of sadness seeing 20 families displaced from their homes due to the damage caused by the fire in one of the units. Some of the displaced residents went to stay with family members, some of them found shelter with assistance from the Red Cross, but many of the families lost everything they possessed. As sad as this was to see, the events that transpired afterwards really showed me the respect my colleagues have for our residents. It was incredible to see how my fellow property manager coworkers came together to secure shelter for the displaced residents and provide living essentials.

Norman Towers is a preservation project in East Orange, NJ, seeking to improve the quality of life for more than 400 senior residents through renovations to the building and improvements to the property amenities.
