Fun place to work, however quality of trades is just not there.

Pros

It was a fun place to work. In my division it was pretty laid back.

Cons

Lack of communication between departments leads to quality issues. Homeowners get angry with me because sales makes unreasonable promises. Sales always sides with the homeowner even when they offer something we can not do.

Great benifits and great retirement plan, fun and friendly working environment with great people to work with

Cons

Starting pay is a little lower than other builders but you do have a stable job. The people are slightly clickish.

Pros

Plenty of neighborhoods to sell in and they always have inventory. Great Realtor programs that capture the agents that only target bonuses. DHI Mortgage and DHI Title are great to work with and their incentives to the buyers are fantastic!

Cons

Management on the Emerald Homes side. It is a great product idea; however not implemented well due to changing management ( 3 Sales Managers within 1 & 1/2 years) on the DFW East side. Each manager had a different idea which lead to "grasping at straws approach". They never got a grasp on the actual costs to build the product while I was there and after the home closed and they saw the margins they went to extremes in counters on sales offers. Regrouping the Emerald Product under the DR Horton website and marketing will devalue the "Emerald Idea". Unfortunately, I don't see that Emerald will succeed in that environment and be able to compete with the Toll Brothers and Paul Taylor out there. Great idea but badly managed.
