Pros

Leadership proudly claims there’s “no budget,” allowing teams to spend freely at least in theory. In reality, millions are funneled weekly into questionable “marketing” efforts run by an unprofessional third-party event company instead of investing in the onsite teams who actually drive results. Properties are over staffed.

Cons

This company used to be full of promise, potential, and passionate people. That changed the moment new senior leadership took over. What followed was a steady decline driven by ego, favoritism, and inexperience. Decision making now appears impulsive and self-serving, with little understanding of property management fundamentals. Experienced and knowledgeable staff were terminated or forced out, replaced with personal acquaintances who lack both skill and industry insight. Onsite teams are left to manage the fallout operating without direction, support, or consistency. They’ve also taken away everyone’s bonuses and commission's. Resident satisfaction has plummeted, and prospects quickly sense the disorganization. It’s painful to watch a brand that once had genuine potential lose its identity to poor leadership and mismanagement. Unless ownership intervenes soon, the damage may be irreversible. All the positive reviews recently are laughable and unrealistic.

Pros

On site rent discount. Nothing more.

Cons

They have you shop one of their apartment communities, then draft and submit your shop report to them on your sister community staff to them, Communities are constantly understaffed. They implemented a new business model for all to follow that is not for apartment management, but rather for Retail Stores. They keep making promises that they have no intention of keeping. No team unity anymore. You are overworked and underpaid.

Pros

Hillpointe positions itself as redefining multifamily, but in practice it’s a constant reset—of strategy, leadership, and teams. With average tenure hovering around five months, continuity is nearly impossible to establish. The emphasis on “innovation” often translates to rapid, untested changes rolled out with little notice, then replaced before they can produce meaningful results. Instead of leveraging proven industry practices, there’s a tendency to continuously start over—without the stability needed to execute effectively. The result is an environment defined by frequent pivots, limited follow-through, and teams expected to recalibrate in real time. For a company no longer in its early stages and backed by substantial capital, the gap between positioning and performance is noticeable. Bottom line: the development model may be sound, but operationally it reflects consistent instability and a lack of cohesion

Cons

Constant change, limited leadership experience, and extremely high turnover create an unstable operating environment with little consistency or follow-through. Execution suffers as initiatives are frequently replaced before results can materialize, leaving teams reactive instead of effective. Bottom line: strong on development, but operationally lacks stability and cohesion.
