Pros

Working for Bozzuto makes you competitive in the industry, because other companies know we have a ton of responsibilities and are supposed to be held to very high standards. There are opportunities for growth because Bozzuto is growing quickly, but they're losing all standards when they do it.

Cons

I've been a manager with Bozzuto for over 4 years now and the increase in responsibilities demanded of on site managers is getting more ridiculous each year, while the support provided by corporate is decreasing. My regional recently directly stated that, despite property managers not being paid overtime or getting comp time, we are expected to work over time and cover any and all staffing deficiencies on the property. Most managers I know are working a minimum of 45 hours a week- usually 50. Meanwhile, the corporate office is transferring more and more of their tasks to the site managers. The compensation for entry level employees has improved over the past few years, while senior managers are barely getting anything. The work load is so much worse than other management companies- while the salary is the same or worse. There isn't even any real training anymore, new hires are shown a few zoom meetings and the site managers have to do all the actual training and onboarding. Managers also receive barely any training on how to do their jobs, and the regionals provide basically no training or support. They throw us in the ocean and let us drown or get eaten by sharks. The budget process is brutal and has made me want to quit every single year. There is no help from regionals.

Toxic culture!

Pros

Residents are very patient. Other properties tend to have better management.

Cons

Toxic at culture at my property. You'll be forced out by isolation and suffer retaliation if the "right" people don't like you or if you question protocol. Younger team management means childish tactics, rumors and lots of talking behind each other's back. Property Management looks the other way until everything boils over and either someone quits or transfers out to another property. I work at a newer property and the building is not at all ready to have residents. Management takes no accountability.

Pros

Fair pay, great benefits, decent paid time off allowances, lots of room for growth. An opportunity to work with some genuinely great people, co-worker and residents alike at beautiful properties. Bozzuto really does have great company values and by-and-by they treat their employees well--higher than the industry standard, I believe.

Cons

Some managers don't know their own properties. They delegate only. I'm a firm believer that you should lead by example, and when you don't fully know how to do the jobs of the staff directly below you, there is no way for you to do this. Like a lot of office environments, the atmosphere can become cliquey and in the instances I've seen, the problem with this usually stems directly from upper management because they allow it to come to a head before addressing it. You're salaried, and as such are paid for 40 hours a week, yet more often than not you end up working far over 40 hours per week without receiving additional compensation. I realize this is a problem with corporate America in general, but I think that Bozzuto, as a company, is better than this and doing a disservice to their employees. Pay us for the hours we work. Yes, I know upper management is also salaried and they often put in overtime that goes unpaid, but they also make 2-3 times more than Sales and Marketing Associates do. If we're sick for the day, take vacation, or have to leave work early, we have to use paid time off or go unpaid. Is it so hard to pay us extra when we stay 6-7 hours a week after the office is closed, working hard, getting leases, and taking care of our residents? I don't think so.

We have worked hard to clarify the issue of overtime so I am concerned to hear you do not feel you’ve been paid for this. Based on your position classification you are eligible to receive overtime for any work completed in excess of 40 hours in a workweek. I know providing a rent discount across the board seems simple; however all our properties are individual. We represent many different ownership entities.
